I think you will be disappointed in some ways. I am not sure you will find an average which can easily be compared across cities.

What will work well is to check the rents in newspapers and other places where landlords list their units for rent. You will need to decide what size of property you want to check. Number of bedrooms, location, type of property (house vs. apartment) are some keys.

A newspaper or even Craigslist can be a great resource as you will see real prices for property that is available now. Just be careful when computing an average as there can be a large difference from 1 street to another based on crime, traffic and other features specific to the area or the property.

This site is great for information about rent. Just put in what city you want and when the page comes up for the city search for residents, houses, and apartments details. It'll tell you how many people pay so much for rent.
